老旧小区改造需求及其优先级划分研究——以海南海口市秀海社区和秀中社区改造为例

摘要：老旧小区改造是城市更新的重要内容。面对多样化的改造需求，如何科学地识别需求、进而合理地确定改造内容及其优先秩序，对于老旧小区改造工作而言至关重要。通过对海口市秀海社区和秀中社区的实证分析，基于入户调研初步确定老旧小区改造需求，通过PCA分析确定老旧小区改造内容体系，在此基础上结合SEM分析，确定公共基础设施、建筑围护结构、交通道路设施、垂直交通设施、消防设施、充电设施等改造内容及其子项的优先秩序，为老旧小区改造内容的选择或决策提供参考。

Research on the Demand and Priority Division for Renovation of Old Residential Areas:Taking the Renovation of Xiuhai and Xiuzhong Community in Haikou City as an Example

Abstract: The renovation of old residential areas is an important content of urban renewal.In the face of diverse transformation needs,it is crucial to determine the demand and further reasonably determine the transformation content and priority. Through empirical analysis of Xiuhai Community and Xiuzhong Community in Haikou City,based on household survey,the transformation needs of old residential areas are preliminarily determined,and the transformation content system of old residential areas is determined through PCA analysis.Based on this,combined with SEM analysis,determines the priority of public infrastructure,building envelope,traffic road facilities,vertical transportation facilities,fire fighting facilities,charging facilities,and other aspects of transformation and their sub projects,provides reference for the selection or decision-making of the renovation content of old residential areas.
